Roofs rarely fail all at once. They give you warning signs first, if you know what to look for. Catching them early can mean the difference between a simple repair and a damaged ceiling, soggy insulation, or worse. Here are five signs it may be time for a new roof.
1. Your roof is 20+ years old
Age alone isn’t a death sentence, but most asphalt-shingle roofs in Winnipeg are designed to last 25-30 years. If yours is pushing 20 and showing any other symptoms on this list, it’s worth a professional inspection. If you’re not the original owner, check your home inspection report or ask a roofer to estimate the age.
2. Curling, cracked, or missing shingles
Walk around your home and look up. Shingles that are curling at the edges, cracked, or buckling have lost their protective granules and their flexibility. A few missing shingles after a windstorm can be repaired, but widespread curling across the whole roof signals the material is at the end of its life.
3. Granules in the gutters
Those little sand-like granules protect your shingles from UV. When you find piles of them in your eavestroughs or at the bottom of downspouts, your shingles are wearing out. A brand-new roof sheds some granules; an old one sheds a lot.
4. Stains, leaks, or daylight in the attic
Head into the attic on a bright day. If you see daylight coming through the roof boards, or dark water stains, damp insulation, or a musty smell, water is getting in. Interior ceiling stains are an even more urgent sign. Remember: water travels, so the leak is often not directly above the stain.
5. Sagging or a “tired” looking roofline
A roof deck should be straight. If you notice sagging, dips, or a wavy ridgeline, that can point to trapped moisture and weakened decking underneath, a structural concern that shouldn’t wait.
