1. Choosing the lowest price

2. Not getting a written warranty
A handshake warranty is worth nothing when a leak shows up. Insist on a written workmanship warranty in addition to the manufacturer’s material warranty, and read what it covers.
3. Hiring an uninsured contractor
If a roofer isn’t insured and WCB-covered, you could be on the hook if someone gets hurt on your property or the work goes wrong. Always ask for proof.
4. Ignoring ventilation
Many roofers focus only on shingles and skip proper attic ventilation. Poor ventilation cooks your shingles in summer, fuels ice dams in winter, and can void warranties. A knowledgeable contractor treats ventilation as part of the job.
5. No detailed written estimate
A vague quote scrawled on a notepad leaves room for surprise upcharges. A proper written estimate spells out materials, scope, and price so you know exactly what you’re paying for.
6. Poor communication
If a contractor is hard to reach before you’ve hired them, it won’t get better after. Look for someone who answers questions clearly and sets expectations about schedule and clean-up.
7. Falling for high-pressure tactics
Be wary of anyone who pressures you to sign immediately, especially door-knockers after a storm who want you to sign your insurance claim over to them. Reputable contractors give you time and information, not pressure.
